By the Numbers: 2,390 The number of new subway cars the Metropolitan Transportation Authority (MTA) is seeking a manufacturer to deliver.  Amazingly, this order alone equals more cars than the Chicago Transit Authority and Massachusetts Bay Transportation Authority’s fleets combined. To further put it into context, this base order will replace 17.3% of NYC's subway cars. The new cars will significantly improve reliability with a higher distance between failures, which measures how long a car can operate without issues or maintenance.  As for which older subways are set to be replaced, the orange-and-yellow-seated cars on the numbered lines are on their last legs (umm, wheels). Don't shed a tear, there will still be plenty of time to enjoy the old cars, the new ones won’t be ready until at least 2030.

The Parting Shot: THE NEXT CHAPTER FOR A BROOKLYN ICON

Brooklyn's storied Watchtower buildings, the vacant former headquarters of the Jehovah’s Witnesses, would be converted into hundreds of residential apartments under a proposed rezoning of the waterfront property.  The proposal by developer CIM Group, still in its early stages, would convert the office buildings into residential units, including 661 homes (165 would be deemed affordable). Sadly, it appears the iconic skybridge is not part of the plans. The sprawling complex consists of five buildings, located at 25 and 30-58 Columbia Heights in Bklyn Heights. The properties served as the HQ of the Jehovah’s Witnesses until a decade ago; before that, the pharmaceutical company E.R. Squibb & Sons housed its offices there. The site was easily identifiable from miles away due to a brightly illuminated “Watchtower” sign on its rooftop (it's since been replaced with a "Welcome" sign) The new housing would continue a transformation of the Brooklyn waterfront now decades in the making, with industrial properties giving way to high-rise apartments and recreational uses.  It also comes at a time when Brooklyn's office market is cooling, and office-to-residence conversions all over NYC show no sign of slowing down.

Q4 in Review: A Strong Finish for Manhattan Real Estate

As the final quarter of 2025 came to a close, the Manhattan residential market stood on solid ground, with 2,611 transactions recorded. This marked an 8.6% increase over the prior year and a clear improvement compared to both 2024 and 2023. While political developments and broader economic uncertainty briefly tempered activity, momentum returned later in the year as buyers and sellers re-engaged. As noted in our previous letter, the local mayoral election—both at the time and in the two months since—has had little measurable impact on market performance. Condos and co-ops contributed evenly to the growth in closings, while pricing remained elevated. Average condo prices reached an all-time high, and co-ops posted one of their strongest fourth-quarter price performances on record. Following a subdued spring and a summer that largely favored the high end of the market, the late-year surge was a welcome shift and underscored sustained demand heading into year-end. The luxury sector once again demonstrated its resilience. Contracts for condos priced above $20 million increased as affluent buyers capitalized on perceived value. Even more notable was the $3 million to $5 million segment, which emerged as the most active, reflecting strong demand from well-capitalized purchasers. Inventory levels were steady overall, though modest expansion in condo supply contrasted with tightening co-op listings, intensifying competition in that segment. With new listings declining and demand remaining firm, Manhattan’s housing market is expected to remain balanced and competitive, supported by pricing adjustments and strategic enhancements as sellers continue to adapt to buyer expectations. The number of individual unluating steel panels used to create late master architect Frank Gerty's FiDi masterpiece, 8 Spruce Street.  Upon its opening in 2011, it became the tallest residential tower in the Western Hemisphere at 875 feet.  But it's the aforementioned steel panels that truly set it apart.  They create a rippling effect on three of its façades that transforms in color as light and weather shift throughout the day.  Gehry sought to create an architectural triptych alongside two nearby pre-war landmarks—the Woolworth and Municipal Buildings. The Parting Shot: Silver ̶B̶e̶l̶l̶s̶ Linings

As we close out what has been a very up-and-down 2025, it’s clear that New York City—and the country—are at an important turning point. That said, there are many reasons to feel hopeful about where NYC is headed. With that in mind, here are a few positive trends that make us optimistic about 2026: The “City of Yes” is delivering: Housing production in NYC rose by 23% in the first 10 months of 2025 following the passage of Mayor Adams’ “City of Yes” housing plan. Subways and streets are getting safer: While there’s still work to do, NYPD data shows subway crime is at its lowest level in 16 years. Shooting incidents and victims are also at record lows so far this year. A new mayor didn’t slow the market: Fears of a mass exit from NYC haven’t materialized. In fact, signed contracts for Manhattan homes priced over $4M rose to 176 in November—a 25% jump from October. New parks, venues, and yes—even casinos—are coming: Beyond housing, major infrastructure projects are moving forward, including a new event space at Sunset Park, new sports fields and an amphitheater at East River Park, and three upcoming casino and hospitality developments. While the city is far from perfect, this season is a good reminder to focus on progress, gratitude, and hope. Wishing you a meaningful holiday season and a safe, happy New Year. See you in 2026!

The Parting Shot: Q3 UPDATE: The Market Holds Steady As Luxury Soars

Manhattan’s residential market held steady through the third quarter, showing its trademark resilience. Closed sales climbed 9% year-over-year as motivated buyers got ahead of autumn competition and took advantage of easing rates.  Condos and co-ops saw sales gains of +11.6% and +6.9%, respectively, as amenities, location, and generational wealth transfers continued to drive decision-making. The extraordinary performance of the luxury sector (sales $5M+) was most notable.  These sales jumped nearly 15%, buoyed by strong equity markets and confidence in tangible assets.  Furthermore, condos priced above $3M captured a whopping 25% of all sales, a record high. Among other factors, demand for larger apartments as millennial families trade up for space fueled this phenomenon.   Summertime inventory tightened slightly, as sellers adjusted expectations and buyers gained leverage, leading to renewed contract activity.  However, we've already seen fall inventory bounce back with 20% more listings hitting the market since mid-Sept.     As we enter the final quarter of the year, the tone is one of measured optimism as the mayoral election nears.  Elections of this significance will always lead to uncertainty.
